PROJECT UPDATE
10/31/06

Over the last year, we have been receiving so many inquiries and positive responses from car enthusiasts, racers, car clubs and the general public as they learn more about New Jersey Motorsports Park (NJMP). That encouragement excites us and motivates us to move this project through the approval process and to assure its successful conclusion as soon as possible.

Businesses throughout the Delaware Valley are arranging marketing and advertising strategies with us to assure that they have a presence at the Thunderbolt Raceway. Educators, tourist attractions and governmental agencies are all devising programs that will capitalize on the new industry and energy that the Thunderbolt Raceway will bring to South Jersey.

As an interested investor in one of the Trackside Villas, we want to open a channel of communication with you so that you will be up to date on the status of the project. We want you to be a part of this excitement and participate with us as we move into the construction.

Currently, we are finalizing the requirements set by the Federal Aviation Administration for their Land Release approval which allows a portion of the land to be released from FAA control and opens the way for the City of Millville to transfer the land. That approval is estimated to be issued by the end of the year.

The City of Millville has scheduled the Municipal Development Agreement that details the timing, party responsibilities and business terms NJMP to be heard at the City Commissioner’s meeting on November 6th. That public meeting, set for 5:00 p.m., is the final approval that we need from the City to proceed with the development of Phase I.

With the anticipation of that approval being issued and the FAA granting their Land Release, we proceeded with entering into an agreement with a General Contractor who will be distributing bid packages to subcontractors in early November. That General Contractor, Bertino & Associates, is located in Atlantic City and has completed several casino construction projects. They are preparing to commence construction of NJMP in early 2007.

As for the Villas at Breighton, we are initiating the subdivision paperwork and plans necessary to develop this unique and exciting resort community. As we progress through that process, we will keep you informed and continue our dialogue.

We have presently received seventeen reservations for Villas and, as we go forward with the construction, that interest for Breighton Villas will increase. Our hope is that as we develop NJMP, we will also develop friendships and business relationships with the investors and members of the Villas.

Again, we will contact you periodically through this development process and we encourage you to do the same.

Thank you for your interest in the Villas at Breighton. We look forward to getting to know you and seeing you at the New Jersey Motorsports Park.
