Getting a New Toy Garage
Just not enough room at home, so instead of building a new house, just leased shop space. Framed walls hung drywall, added mezzanine, restroom and stairs. Lots left to do, swap out unit heater for AC unit, polish concrete floors finish stair and mezzanine railing.
Adding a horizontal "racing stripe" 16" tall about 8' off the floor. Plumbed hot and cold hose Bibbs plus installing a utility sink.
Going to move all of gas station memorabilia etc into "nook" behind restroom. Locating tool boxes and work bench under mezzanine with 6 4' LED's nice and bright!
Any suggestions would be nice, setting it up mainly as storage/hangout with nice work space for the occasional project.
Snapped a few pics tonight to show progress

Keep an eye on your neighboring tenants so that you can expand your toy box if they move out.
Right away I can see that the "box" next to your stairs should be yours.
You never can have enough garage!
Put a nice gray carpet in the nook next to the coffee maker and have a nice place for friends to congregate.

This strikes me as a cheaper alternative to a newly- built detached garage on one's own property, if somewhat less convenient. I like it.

Fantastic. It look very much like the space I had for my machine shop business. Don't know about your heating/cooling arrangements, but in our shop the high ceilings required several fans to circulate air and keep temperatures constant. Following installation we had a substantial decrease in heating costs as the hot air no longer pooled in he upper reaches.

Really nice! If you are asking for suggestions, how about a beefy air compressor with air stations throughout and a 4 post lift on castors. My only regret about getting a lift, was that I did not get it sooner. Lastly, you may want to insulate the door with some glued in insulation for comfort in the winter. Keep the pictures coming. Thanks guys!!
I'm in the construction business, and the owner of the building is a good friend and subcontractor. We worked out a deal for years free rent to offset the drywall and restroom. Probably have around $20-25k in the remodel. Much cheaper & quicker option than building a new house.
Planning on carpet tiles in the hang-out area, fridge, TV and I've got a couple of red leather club chairs that will look awesome in there.
Adding a compressor and a few drops and hose reels once I get everything setup.

Nice! I've been thinking of doing the same thing, Been trying to get some of my car friends to go in with me and make kind of a hang out/work place. I live in North Florida where land is cheap. Have even consider purchasing 20 acre and building a road track. My wife thinks I'm insane!

I like the idea of Garago Condos, I too need more room but don't want to drop any more money in my current property.
Down side is there's no demand around here for that.

Guys are starting polishing and dying the concrete floor tomorrow should finish first of this week, carpet tiles going in "hang out" area & ceramic in the restroom. Movers are scheduled for next Friday, I'm getting excited!!
I'll defiantly post up pics.
Trying to buy body panels from Jim Van Dorn's ZR1 race car driven by Kim Baker, the car was re-skinned and painted purple, it's the same car in the corvette museum. Thought they would make good wall art, it includes the hood, door skins rear bumper and huge wing.
