Pre built garage with wood floor
Does anyone use one of the pre built garages with a wooden floor. I need more garage space and the slab is as much as or more than the building....puts it out of my price range. Anyone use a pre built, like 14 x 24 or 30 to work on and store their cars? Thanks

I use to use a 12 x 24 portable garage, basically a tarp covered tent frame which I built a plywood floor on 2x6s. worked great as long as the tarps stood up. In a wooden garage should be good.

i know 2 people that have one for several years and both love them and you cant beat the prices. if i had a level lot i would get one.

Maybe it's just being up north, but I've never heard of these types of structures for sale. Would one of you kind gentlemen be able to post a link to see some of the specs on them? We can get the "tent pole" type; but they don't hold up too well under snow loading.

Ditto for me, not able to build on grade. I've gotta drop footings at least 4 feet to get below the frost line. Have to agree that they do look very nice, and the rent to own is a nice option if you're in a bind.

You can always paint the original floor...then lay another 1" thick plywood or plank floor over the original one for years of use.

why would the slab be expensive? i guess maybe you mean digging the footings? if your town allows those pre builts to be assembled with out footings i bet your slab/garage doesnt need them either.

And the door in the end for running bikes and lawn tractor in, Vette in a pinch. Likely unheated. Man door in the side though. Replacing a 10x16 that the PO of my house build on the ground, literally, a dirt floor. Scary it hasn't fallen in yet.

A lot of the zoning issues depend on what you call the structure. If you call it a garage it has to be on a slab with footings and pass inspections. If you call it a shed then all bets are off and you can usually get away with it.

I too was looking for pre-fab but the on grade was a issue. I opted to bite the bullet and put in a 26 x 28 4'foundation and slab floor with radiant heat. Hope to build the structure next spring. I will have a full walk up attic using pre-made trusses. This all came about due to me making progress with my 68 frame off and informing the wife I was going to put her car outside for a couple of months. She suggested I build another garage for this project. No need to make a statement like that again, I jumped on it. Will post pictures when I start building. Don't get me wrong, I would have loved to use a prefab but codes would not allow without a full foundation. I truly wish you the best of luck, but be sure to check your local codes. This comes into play in a big way when it comes time to sell the property.

Have you considered stick building your garage and pouring your slab at a later date in time? You could pour the footing, build the shell, and just put down crushed stone. A couple sheets of ply wood would be enough to work on... Just a thought
