Yes I believe 38-40k is more realistic. The miles are low and that's nice and all. But part of the point of buying used is to avoid the depreciation. Kind of puts her in hard place because she wants to sell with such low miles. So intrinsically the value yes may be higher. I think she'll be hard pressed to find a person buying used to pay that premium. Much less for a base stripper 1lt.
