We’re looking into the Delaware real estate market. Are there any advantages or disadvantages in living in either Delaware or Pennsylvania? Taxes, property values, cool places to live, quality of life…etc…etc??

I had a house in Delaware, Sussex County which is the southernmost county. Property taxes on 15 acres of unimproved land was $33/year.
When I built the house(2500 sq/ft) taxes were $660/yr.
No sales tax in DE, where I was the nearest town was 7 miles away and they had a total of 11 cops, teh other town had one part time ciop who got laid off, so that's good and bad depending on how you look at it. On one hand, you can do whatever you want since law enforcement was nil, but then if something happened, you have to wait for the State Police to show up and that could take a while.
Most of my neighbors had guns(and shovels & plenty of woods to hide in) so not much happend in my area.
Northern Delaware is more city like and I didn't spend much time up there, so I can't offer too many opinions.
If you want country living, go to Sussex County, if you want city living, look in New Castle county, for a little of both, Kent County is right between them.
Im from DE. Real estate prices are relatively low in relation to other parts of the country. taxes are not bad either, my house is just under $1200/yr.
Of course we have no sales tax.
As far as quality of life, I like it here because, no matter where you live in the state, you are not far from beaches, Washington DC, Philly, NYC. even if you live at the northern most point, you are still only a 2 hour drive from the beaches, and 2.5 hours from Ocean City, MD. NYC is 2 hours as well.
We have a retardedly high cancer rate though. Something to think about.
As far as places to live that are cool.......nope. Not as far as I know. I am thinking it would be kind of cool to live in the country, but for you your preferences might be different.
Disappointing about no cool golf / country club communities. From the looking that I’ve done so far, it looks like all the same 2 story production homes… Pulte, Toll Brother etc. that gets boring. I would rather a smaller quality built home in a community with amenities than another poorly built behemoth track home.
Country is nice, I’ve been there and done that and over it. No maintenance, modern conveniences and community amenities are the way of the future. I don’t need to care for an acre + of land.
I wish I had the money to develop this kind of community out there myself.

Gotta remember though, living in the country here, is still only a 10 minute drive from the "city"-more like towns.
Stover Homes builds a nice home around the state, but as far as looking for a community with amenities... i think you are on your own fo rthat one
EDIT: Look into Wild Quail, or The Estate of Wild Quail. Not sure what you are looking to spend, but they are in the 500-800K range, golf course, country club style community.

We would be looking for an easy commute to Wilmington. I think that would give the option of Pa or DE.
Wilmington is in New Castle County. There is some nice real estate of Route 9. If I had to live in North Delaware, that's where I'd be looking.
Along the coast there are still some rural living.
Also, housing developments and sprouting up all over that area. I'm totally against devekopment living, I'd rather have my own piece with the neighbors far enough away that they can't see what color underwear you have on.

It would be nice to go out near the beach, I would do that in a minute but it's the commute that I need to keep in mind. I would go to PA or MD too as long as the commute is managable and I could get the real estate that fits our needs the best.
I live just North of Wilmington in Glenn Mills, PA area. We are tucked back off of Rt. 202 in a very quiet neighborhood. It is great because you are close to everything, shopping, restaurants, etc., but have the country feel. If you have kids or plan to have kids, the schools around this area are great (blue ribbon).
My wife works in Wilmington and it is about a 15-20 minute commute... she loves it!
