This is not the place for you then. I would contact a realtor in your area from a larger company, like Coldwell Banker, Weichert, etc. They have the money to advertise it well in various media, set up open houses,stage it properly so it looks good, and of course , put it in the multiple listings. If you need to sell it fast, that is the way to go. Otherwise, you are just spinning your wheels.

Could have done better last month when the $8K tax credit was still available for buyers. Now buyers will want the $8k off the price plus more.

I know this is not the place but you never know.... probably be on the market by next week.. selling it well below market value. Got into a situation caused by the bank.( look for him on a milk carton soon) its a Cape Cod in Brick NJ looking low 200s

There are more homes for sale the qualified buyers, so if you want to sell your home now you will bend over And more foreclosures on the way. I bent over the sellers of the house i am getting, nothing personal it was just business. Not only did i get the price down but i made them fix everything that came up on the inspection and i am getting a credit for railings for the stairs. In a sellers market they would not have had to do anything but to tell me to walk and not to let the door hit me where the good lord split me on the way out. Even my attorney said that the sellers did more then what would normally be done. I do feel for the sellers but this is the market we are in, they still have a lot of positive equity in the home since they bought it in the 80s so they will walk away with a nice profit.
You should know that the tax credit stuff was a BS thing. A house priced right is going to sell with or without that credit. If someone said I had to give them a credit of $8000 now, I'd tell them to F*CK OFF. The right price, is the right price. If the buyer didn't get the contract in on time it's tough sh*t for them, not the seller. Just because there are alot of places for sale, it doesn't mean the seller is going to drop their pants for any buyer who makes an offer. That only is for someone who is desperate to sell, but in a foreclosure situation, it almost makes more sense for them to walk away now rather than try to short sell a house. In a short sale, the seller still has to take into account for the money he owed his lender, even if he didn't pay it to them. You will get what is like a 1099, and you will have to pay for the difference in a short sale as if it were regular income.

As for the 8k topic ..well that had a loop hole and one was if your single getting a house and make over so much money your not entitled to the full 8K

For sales occuring after November 6, 2009, the income limit for single taxpayers is $125,000; the limit is $225,000 for married taxpayers filing a joint return. The tax credit amount is reduced for buyers with a modified adjusted gross income (MAGI) of more than $125,000 for single taxpayers and $225,000 for married taxpayers filing a joint return. The phaseout range for the tax credit program is equal to $20,000. That is, the tax credit amount is reduced to zero for taxpayers with MAGI of more than $145,000 (single) or $245,000 (married) and is reduced proportionally for taxpayers with MAGIs between these amounts.

depending on how much time/effort/stress/bs you can put in, maybe try the fsbo 5-day sales system. Could be worth a shot www.5-day.com Starting price is a redic low price, self-market it to attact today's a large pool of available buyers, set definite time limit - 1 weekend for showing where house will absolutely be sold, then buyers bid up.. nobody is under obligation during the process. You have to be a people person deal maker type and helps to have a 2nd person on your side to maintain sanity. The book explains it better than the website, maybe your public library has it. This has been around for years through all market conditions. Opposite from realtor setting high price, then get lowballed anyway. lotsa luck
