Default Gatlinburg, TN Rental

Thinking of buying vacation home in Gatlinburg. Thought is to live in it May-Sep when its hot as hell in AZ, rent it out Oct-Apr. Anyone else do something similar? Thoughts? I figure if I'm going to live somewhere only part time it would be worth having another house in a desirable area and offset the expense.

Go for it, because I'm always hearing people say they want to rent a place in Gatlinburg for their vacation in the winter.

don't count on rental income when deciding on the purchase. if you happen to rent it, bonus. keep in mind renting a home adds a whole new set of challenges, especially when its remote......repairs, cleaning, advertising, are a few. also keep in mind renters don't treat your home as you do in some cases, therefore upgrades, painting etc can be required more often.

I live relatively close to the area and I am there frequently on work trips.
You will eventually get bored with it year after year. Traffic is also nuts!! It's just a tourist trap that's not worth buying into to live IMHO.
It is also a much nicer place to live in the winter months than it is in the summer.

I think its fun to visit for a weekend every 2-3 years or so, but I've only ever considered going in the summer... I'd think the rental market in the winter would be pretty soft... I could be wrong, but I'd at least check into that more closely if keeping it rented is a serious concern.
It's a beautiful area. I really like TN.

  1. It is hot in the summer there. And humid.
  2. It is VERY crowded there in the summer. Traffic is choked.
  3. Winter is off season there. You might have trouble getting customers.
  4. As others have stated, you could find a much cooler, better place to live in the summers.

Get a place up in Payson or Show Low.

The Mongollan Rim and White Mountains are awesome in the summer.

I"ve got a couple of friends who bought a condo/cabin in Gatlingburg that they use occasionally and have a management company handle rentals when they're not using it. They tell me it's worked out well. PM me and I'll get you their phone # if you're interested.

Its still hot in Gatlinburg in summer, even up in the mountains, but I agree its not like AZ summer. If you got up high enough it may only stay in the upper 80s.

Traffic can get quite bad, especially on weekends. I'd say its a nice place to visit a few times in summer but i'd actually live elsewhere.

Its by far the best place on the planet to motorcycle ride imo. Just beautiful in the smokies.
