oversized 3 car garage plans
 

I am going go convert my existing 2 car garage into a bedroom and bathroom and add an attached oversized 3 car garage to my house. I live on an acre, so no setback issues, etc.

I plan to have a a single bay door and a double bay. Will also likely have space to store an additional car to two sideways in front of lift. Will build full height so I can easily stack car over SUV. I also plan to have a rear entry garage door to park my mower.

If you have ideas, photos or plans, please reply.

Make the single door a 10'x10' door.....I didn't and regret it every day trying to back my truck out.

There are some pretty neat plans and ideas over on garage journal....I would love to do the same just don't have the funds. Good luck with your build.

Suggestion, Ask around to find an architect who specializes in additions. It will cost you but it will be money well spent. The right design will give results that will make the addition blend in to the existing structure so the finished product looks like the house was never touched. Believe me I speak from experience and I couldn't be happier with the results.

Bought a ranch house w/ a basement garage (side of house hidden by the big bush on the RH corner)- thought it would be enough...

I was limited as far as setback- So I made the garage as deep as I could and only went with a 16 x 8 door- as a bigger would take away from the look of the house.- and look more like a shop. Was also able to have 10ft ceilings and keep the slate steps,

I just searched on line for a look I like - that sort of matched my existing house. Then spent a hundred or so bucks on some software- -doing the plans myself- saving over $6K the architect wanted!

Don't know your house- but It might be more affordable to put the bed/bath above the garage. As putting a bath on a slab of the current garage might require a lot of work for the plumbing drain lines. Or another option would put the bed/bath in the addition AND a part of the new addition to the garage have a sink installed.

When I lived in Va. I added a 26 deep x 32 wide and it worked great for my restoration work. I could park my truck inside when needed, and also have nice room for moving things. I also had a large I beam across for lifting bodies off or engines with a pulley system. Funny in Va. big house small shop. Florida, smaller house big shop. Oh well very blessed!

Draw it out and walk away from it, then go back and see if you have enough space. I have a 840 sq ft 3 bay and wish I had more space. I have a machine shop in it, storage, and room for one vette now. I have 120/240 single phase, 200 amp service, oil furnace, air lines hard piped, and a phase converter setup. If you can do the work on the majority of it then you can probably add more all depends on what you end up doing and your budget. Check GarageJournal.com there are plenty of threads there on garage ideas.

OP, whatever size you THINK you want, DOUBLE IT! You'll fill out whatever space you build, in no time, then wish you went bigger. Been there, now living with it.

Going through this myself. Custom stick built is just too expensive for me considering architect design costs for a custom structure. There are several places you can buy inexpensive plans ready-to-go but your issue will be Florida wind code. None of the $800-1500 plans you can buy online (such as www.houseplans.com) will likely be Florida designed or stamped, which means paying an architect another $3000 to update them. About the only Florida approved garage kit I can find is

Consider:
-Floor drains
-A closed-off, sound-insulated room for a compressor
-240 power in several locations.
-double the number of outlets you think you need
-Pour the foundation for a lift(s)
-Big Ass fan (it is actually a brand) or similar
-Point the doors to open in the prevailing wind direction
-Hose bib inside
-Stainless steel commercial kitchen sink with drainboards
-Gas service in case you want a heater (maybe not needed in FL)
-Maybe a toilet
-Lots of light - a shop will need about 45 foot-candles. 45 x Sq-ft. = lumens. If you don't want to spring for that much light, at least wire it for additional lighting. I found an 11,000 lumen LED light for about $150 IIRC. Big Ass lights are ~$350 for 14,000 lumens...they are really nice but probably too much for a residential application unless your budget allows for it.
-If code requires you to put in curb stops, make a ramp somewhere, even if you have to add it after inspection.
-agree on the 10 ft' door height. I'd also make the single door 10 feet wide.

I would leave space on the sides to fully open the doors and have a work bench on the side. Have space besides the garage doors for storage and car door openning space if the garage door is almost even with the wall then you can't open that side of the car or put shelves or a bench on that wall so it's all wasted space. if you need a heater there was a thread about location to get the heat to the furthest corners. make the ceiling high enough for insulation and ceiling fans. I saw that you want to stack cars so add height for the fans above that or beside them. With width again I would add space to use a mobile hoist system. You can get a decent one from harbor freight for under a grand and it's good for lifting the body or pulling motors. leave space for engine stands, Jack's, parts wash station, air compressor and sand blasting cabinets. Those floor mounted or rolling tools take up alot of space

I was very limited for square footage to add onto the barn so I made sure I had enough room to open my doors fully, but I still have to close them to get past which really sucks. It's small but it's my first cement floor, heated garage so on the whole I'm very stoked for what I've got. It definitely got crowded fast but its dry and mostly rodent proof.

If you're in a humid or damp area make sure that you use a vapor barrier below your cement or you will get moisture coming up through your floor

We went with a 25 by 40 metal on slab. We had to special order the 20 foot wide door. It`s 2 cars deep, and supposed to be 2-1/2 wide. We squeeze 3 wide in there, but it`s tight. Just be sure to carve out a corner for meditation....
