What a great idea! I wish I had thought of it. I might have to start something similar here locally on the rental scale.

for someone who's got some money to invest, that's a goldmine in just about any city. I could make a fortune in Seattle with this idea...

It is a good idea, but there are better alternatives. First off, you can only store your car there...you can't work on them. Secondly, someone else will always have the keys. Who wants to bet it will be only a matter of time before an "inside job" takes place? Third, there is a monthly maintenance fee which will most likely equal or exceed the cost of renting a garage of the same size.

For those prices, you can buy a "warehouse condo" here (Ft. Lauderdale). In February, I purchased a 1700 s/f unit for $149k. I can do anything I want in there and when I lock up at night, nobody has access. I can easily fit four cars and have room leftover for a "bachelor pad" upstairs.

A few units down is a 2700 s/f unit for $265k, but the owner hasn't had much luck selling it. I offered him $235k. Just a waiting game now...he's trying to sell so he can retire.

There is another project here which looks more like a self-storage facility. It is zoned for "automobile storage". Each unit is the size of a large one car garage and were selling for $28k last year. That figure is probably close to $50k now, but at least there you have complete security of your individual unit and some work is allowed.

Wow Tony those are great prices. Everything around here is upwards of a half a mil.

A freestanding building would be $500k, easy, but these are "condo". There is an association and monthly maintenance fees. Association is responsible for the roof & walls. You're responsible for everything inside. The best part is you are free to do as you wish...not many restrictions as with the "car condo's".
