AC blower motor noise

AC blower motor noise
HVAC fan has been making a low pitched grinding noise that is almost silent on low fan speed and very loud on max fan speed. I don't drive the car much on the street so I've ignored it til now. But I think I have some extended warrwnty left. I also get water on passenger after 30 minutes of AC + Recirc , but no water on floor without recirc. MY car has never seen a dealer after delivery. Very reliable with 20,000 hard miles . DO the fan motors tend to crap out easy, are they easily accesible? thanks for any help.
