Default Sales dilemma. Help!

I'll try and explain this as clearly as I can.

I posted an item for sale. I was at work and couldn't access my home email.
A Forum member indicated he was interested and he sent me a PM. I replied the item was still for sale but didn't hear anything back. Soon after, another Forum member sent me a PM saying he wanted to purchase the item and how did I want payment. Since I didn't hear from the 1st person who was interested after I had sent him a PM several hours earlier, I told the 2nd guy he could buy the item. He wanted to PayPal me right then but I had recently changed my PayPal info and I wasn't sure what email I was using for PayPal and I wouldn't know until I got home.
I got home and had several emails from the 1st guy that had arrived prior to the 2nd guy saying he wanted to buy the item.
My question is:
Does the first guy get the item because he responded first (but I didn't know because I couldn't access my home email) or does the 2nd guy get the item because I told him he could buy it and I considered it sold to him because I didn't hear from the first guy via the only communication I had at the time (the Forum)?
Confusing but I want to be fair .

I'd explain the situation to the second guy and sell to the first guy. hopefully guy two will understand.

My .02 is you should sell it to #2. He offered to buy and you accepted his offer. #1 may have attempted to contact you first but changed the method by which he was communicating with you (from PM to e-mail) to his apparent detriment, and was thus unable to communicate with you his subsequent decision to purchase your item (unless you specifically had told him you would wait to hear back from him). Unfortunate, but as they say, timing in life is everything.

4. Purchasing an item for sale

This section continues to cause the most confusion amongst potential buyers, therefore, the forum will make this as simple as possible for the seller.

Posting an interest in a sale thread, or asking questions, does not subject the thread to being closed, nor, to the item being sold. An item will be consider sold, when the seller says it is, based on the simplicity of the sale.

The seller will determine who they want to sell their item/product to based on the expediency of payment, payment method, location, and overall ease of transaction. While some may feel that the first to commit to purchase in the thread would make it easy, it may not be for the seller. If another buyer lives nearby and can save the trouble of shipping, etc. the seller can move onto that buyer let's remember, it is his item/product for sale.

This will eliminate the confusion of "dibs," replies to a thread, PM's, e-mail and telephone promotions/discussions, which has caused nothing but confusion and frustration in the past.

When the seller's price is met, no higher offers can be accepted. If a seller negotiates a higher price with a member who did not win the item at his/her original asking price, the seller and offering member will subject their account to a permanent block.

This should help you out.

Remember, there is a difference between:

I'm interested and I'll take it.

The "I'll take it" guy will always win.

Hell "I'm interested" in an 08 Z06 but no way in Hell I can afford one...

So "I'm interested" doesn't count for much...

The seller can choose who he wants to sell to, and no amount of "1st in line" can change that. The only thing you can't do is ask for more money.
Sell to whomever you think is easiest, who has better history, and above all, you think will be the most comfortable sale and smoothest transaction.

I've been in the same situation with sales of parts here...I'm glad the administrators changed the rules to what they are now. It's my part to sell to who ever I want.
How is it your fault that one member couldn't make a decision? You'll never make everyone happy.
