Mike have you ever considered looking on the net for cottage plans? There are 1000's to choose from and you can preset your square footage, number of baths, even down to the style you prefer. When you found the one that closely suits what you're looking for, purchase the sepia dwgs then just have some walls moved or what ever small changes you want at a fraction of the cost. It will include electrical, mechanical, etc. as well as material lists if you want.

Oh yeah .... looked at 100's of them. Problem is, none were exactly what I wanted, and by the time you get into changes, and stamping for this area, it gets up there. I'm checking my options ...
Hey Mike, there are two architects office on the same floor as my office. In one of them there's an architect who drives a '67 Vert. He seems like a good guy I just don't know his name. I'll ask him on Monday or Tuesday if he can help out. Oh and BTW I miss you too.
Best of luck. Hope to see you around here more often.
Bill.
Thanks Bill .. I'll pocket the info and let you know if I use it.
