what can anyone tell me about this place called weeki wachee. i cant find any real info on this place. i know its home to the mermaid show and has an all natural spring water park and river. census states population of 12 in 2002. ive read 2 new developments have been built or arein the process of.
The whole area is nice...once you get south of 52 to many people if you need to go south there is a toll road meets up with 275 in Tampa at the airport.
Nice area but they've had some problems with sink holes up there. If you're buying a house, it might make sense to have it checked out by a geologist. There's a company that my wife worked for in north Tampa called Redemption Environmetal Services that does geological testing. Not sure how much it costs, but it might make sense. Talk to some people in the area and see what they think.
Property value in that area is going up and will continue to rise. Tampa is growing into Pasco County so Hernando will become the next Pasco. Pasco (neighbor county) used to be the more rural area. That is changing rapidly. Also there is going to a Six Flags in Citrus County...next county North of Hernando. That area is also blowing up. Good luck on your house hunting. It is a nice area...oh another item. You are best off finding a house on the East side of US 19. Check the flood zones. The West side of 19 often floods. You will have a hard time getting flood insurance if you are in that zone. We moved out of a Zone A flood area because of flood insurance.
im afraid to ask what insurance (house) costs per year. i know in oklahoma in twister alley it can be up to $5000 per year. here in nj its usually about $600.
do you know the particular areas with sink hole problems? streets?

Don't know particular streets or areas but, as was mentioned above, Florida has a sink hole problem. However, the story I'm told is that as the Tampa metro area gets a good deal of its fresh ground water piped down from the Spring Hill area, so Spring Hill has a worse problem than other places. I do seem to see more stories on the news of sink holes in that area than other places in the area. As I said, you can have geological tests done to see if the property is on top of a potential sink hole. That aside, the Spring Hill/Weeki Wachee/Brooksville area is very nice. Just be an intelligent consumer and ask the right questions.
I would suggest talking to a insurance agent, some zip codes have been blocked from insuring new business, you can still get insurance in these zip codes, but you will go thru the last resort choice called Citizens. I believe it is backed by the goverment. General consensus is that property values will continue to climb due to the baby boomer's retiring, 5 states are the preferred states by retiree's with Florida as one of the top choices due to no State Income tax. I have lived here for approx 19 Years, and I really love it here, If you enjoy the heat, come on down.
