Had it POR'd but wanted pics beforehand for any potential buyers to review.

not good , although it looks "not to bad" from that side , that swollen tab on the right front is a give away to it being worse than you hoped . I can show some pics of what started as very similar looking until the pillar to sill area was exposed (glass panels removed ) as being completely rotted out, on the sill panel outside the pillar .
you need to get a good torch , get down and look up from under in the gap above the frame and see what you can see AND cross all your fingers, toes and get the misses to do the same
Birdcage was fine. Had a new windshield installed so we were able to get up close and personal with it. We were expecting to have to replace some metal but lucked out.

The way the stain 'tracks' in the hinge pillar it appears the water is running down from above and laying around the body mount bolt and washer.
As a perspective buyer I'd still want to know where it was getting into the hinge pillar.
Also as a buyer the POR would make me very cautious…. I'd wonder what you were covering up. POR stands for Paint Over Rust.

Thanks for tips. That's why I took pictures at least to have a before hand record this is what it looked like if someone was interested.
I doubt this car will ever be a candidate for a frame off as long as I own it.
Hardly driven, probably will hardly ever see water for a bath and hopefully never in a rain shower.
Only been driven about 6 times since Nov 2016. Drive last week was a good drive of about 100 miles.

Then you can see how much leaks. It could be if you never drive in rain and live in a dry climate, it will be fine until you die from old age. If not, it will give you an idea of how crucial it is to find the leak and repair that by the volume of water that comes in.
I agree with Alan, POR is for covering stuff up or using on lawn furniture. And rust covered is still rust, so it keeps eating away at the steel until it is all rust. Two ways to handle it is to chemically attack it (bottles of rust eliminator from body shop, phosphoric acid basically) or to physically remove it (sand or grind it out).
Most just sand, wire brush, or grind as much as they can, use the chemicals for a quick wipe down, and then primer and paint to prevent moisture promoting more rust.
