I am soaking the rubber bushing in brake fluid (old trick of the trade) it makes the rubber softer. 4 or 5 ounces added to the engine oil of a tired old motor helps the seals and may stop them from leaking. the relay is really very simple, I took mine apart in less than 2 minutes.
I have a new one ordered so I have nothing to loose.
I soaked the bushing in brake fluid overnight and now it seals perfect and works perfect. I did not even take the bushing off of the metal rod, I simply put it on top of a bottle of brake fluid with the bushing hanging down in the brake fluid. I really did not think it would work but it did. total cost $0.00 and about 15 minutes of time.
