Two parts. Motor is one. Regulator is the other. Depends on what is causing the grinding. Teeth on the motor or teeth on the regulator (gear as you call it). Could also just be the spring on the regulator...most common cause of failure.

For anyone else who has a sluggish "up" it is almost 100% that its your spring. Its on the cross arms of the regulator. It often breaks and ends up at the bottom of your door. Its also cheap...about $15.

IN order to properly clean those tracks, they need be taken out, completely, disassembled to individual bars, and layed in a pan of gasoline overnight, outdoors....then a good stiff brush out and cleanup untill bright metal is seen, nothing less....

wheels/guides replaced as necessary, mine were fine....

use NO LUBE OF ANY KIND on the tracks, NOTHING, and relube the motor and gear assy, don't forget the motor bearings, reassemble and watch it go up and down so fast you think it was a guilliiontine.....
