Good choice on Myrtle Beach.
Money Magazine says that Myrtle Beach is an underpriced area
(sept o6)
www.EscapeHomes.com says:
The North Coast of Southern Carolina:

Myrtle Beach, North Myrtle Beach, Murrells Inlet, Surfside Beach.
This is one of the most popular vacation spots on the Eastern Seaboard, thanks to its pretty beaches, mild winters (average winter temps of 57 degrees) and southern hospitality.

Sounds good to me, when the rest of California finds out about the winter temps and afforable housing things are going to change real fast.

I've always thought the Carolinas to be a good choice.

OH NO
The people from Jersey have already upset the locals I can imagine what they will say about Californians

Yes the prices are reasonable for real estate still but it won't stay that way for ever. There are some growing pains going on there with the 10% growth rate and lack of schools and roads. Also some issues with illegal immigrants as I am sure you have some experience with.Wages are a little depressed though due to a lack of industry.Mostly a service economy so bring your own money
