After looking at the pics I have to agree with everyone else..GO FOR IT!! The beginning of your post maybe a little skeptical, but looking at the pics it appears to be in good shape for sitting 2 plus years. Let us know how the purchase goes...Good Luck....
Running a carfax to get an idea on Mileage. I don't think its been seriously driven since 05'
Found mouse droppings in it on my second visit tonight. Other critters are around it too. My goal now is to paint a picture to the owner of its current state so she better understands its value.
I'll take it for three, aside from the coolant looking gnarly all other fluids look passable for now as to have not caused damage.
Show her the mouse turds, spiders and anything else undesirable you can find. Then show her $3000 green cash - that might make the deal.
If you started with three, and you think "3500 would probably do it".....I'd say do some more homework and if things keep on checking out OK you're almost there anyway. If you're looking for profit and investment, forget it. If you're looking for the fun of restoration and saving one, the $500 difference should not be critical.
A little patience may be in order here. If the car has been sitting for two years and is not currently running, it's not an easy item to sell. I would stand at three grand and let her stew on it for awhile. If she was expecting $4,500, it's probably because someone elso gave her that number, and that is what is sticking in her head. Let her look outside for a while and see the dead car sitting there; $3,000 cash will look better by the day. I wouldn't go over three. If she does come around though, I would jump it. Make sure that she has clear title.

Carfaxed it through a friend. Last known mileage 104k not what I hoped for but who cares.
I sent her a good bunch of pics doing exactly what you said. Felt bad since she hated to see them. She is bummed that life didn't allow them to do this car justice for her Dad. I assured her it can be that car, just with some work.
My goal is basically. Buy the car, fix it. Sell it to my father at my cost in the spring when weather is nice where he lives. He will have funds available for it then but does not currently (and my mom will kill him if he doesn't complete other projects and gets a car right now).
Looks like its a done deal, pickup Thursday. Paying a hair over 3k since Dad has agreed on the deal. He is beyond stoked at this point and by chance arrives here for a visit on Friday. So we can tinker on it together for a week and then I'll finish it.

I'll keep everyone posted on the process!
Here's an early congrats. Let us know how it progresses.
Good! Once you get it running (with all of the fluids changed), take it to a detailer, give him $200 and tell him to make it perfect. Great way to start things off & you will really know what you have.
