I think thats great you are headed in the right direction. But, you may have a few things to learn yet. You said you are a real estate agent so you know the market goes up and down.....Don't know how it is in your area but it's pretty high right now and who knows where it will go from here.

Try not to go into a lot of detail but if they are going to count your girlfriends income most will require she sign the Note, and that usually means She's on the Title too. Maybe you got something different going...good luck on that one.

If i had it to do over again i would buy one house a year for 10 years, lot of sweat and headaches for 10 years. But at the end of the ten years you could, if the market were good to you, refinance the first 5 and pay off some of the others. Then you would have a good rental cash flow and buying another vette would be easy. And if you did that, maybe again if the market were good to you, in the next ten years you could sell them all and be a multi-millionare...Then what would you buy?

If you are a buyer of fixer-up's and can keep them rented to pay expenses you may make it faster....

Of course then i know a few real estate agents that are so good they can could buy any Vette they wanted any time they wanted and they own very little real estate.

Again, I think you are on the right track, just work hard at it and it will happen....

Once heard a saying went something like this.....If you are happy with your situation and life....keep doing what you are doing......If you are not happy with it.....keep doing what you are doing and you will be in the same place next year that you were last year.

Cars are not good investments unless you are dealing with classic cars.

My point was, sell the 3 cars you don't need, pay off any loands and then buy a house with the $$$.

I give the guy credit, he recognizes its time to move on and he's doing the right stuff. There's a lot to be said for admitting its time for a change, then doing it.
