Just about anywhere you choose in Florida is seeing a population boom. You have to decide if you want the ocean side or the gulf side, northern, central, or southern, near the water on the coast or inland. Each area has its own +/-. You have to decide which area best suits your wants/needs and start your search.

It's nice for year round driving , when not raining. BUT TOO humid during certain months. Looking to build a Winter place in a not populated area. Michigan is nice for 3/4 months and the Car scene in West Michigan is much better than what I've found in Florida.
Florida coastal real estate prices are going crazy right now... I'm talking 20-25% increase in the past 12 months on good properties... A lot of houses don't even make it to the MLS. At this rate it will be more expensive than Hawaii pretty soon... Lots of affordable new construction and resales as you go further inland. I've been here 3 years now coming from the Northeast and I feel like I wake up in Paradise every day. I've got a little over 400 miles on my HTC since I got it 3 weeks ago and every mile with the top down... Even had my boat out last week... It's pretty brisk today though dropping into the 60's and I'm having trouble finding my long pants

For the last 12 years I've had to winterize my corvettes, not this year. We love December living in Florida.

Last night we got about 3 inches of snow here in CT. However, my Corvette is waiting for me in Orlando.
I drove it down in November for the 12 Hours of Sebring and put it in storage after the race. Flew home and I'll be back for 24 Hours of Daytona later this month.
For now, home will be in CT with two or three winter visits to Florida.
1,000 people per day are moving to Florida.....better hurry if you are thinking about making the move. We moved here from Tennessee almost 4 years ago and love it.
What town did you move to? We too are thinking of moving somewhere in the north central area of Fla. Want to be around Corvette folks!
I'll bet Florida gets a half million new residents this year... Prices are skyrocketing especially on Coastal Homes. Florida is full of Corvettes... What other priorities do you have and what lifestyle do you like ? There are so many different types of communities and housing.... I live in Flagler which is one of the last old Florida Beach towns and the north eastern most part of Central Florida... St Augustine is Nice, Ormond Beach is nice, the south end of Daytona is nice once you get away from the hi rise hotel areas... New Smyrna is nice... The further inland you go the cheaper it gets... Most counties have good neighborhoods and not so good neighborhoods... The Gulf Coast is beautiful too... Sarasota, Tampa, Naples and the Keys but it's expensive and congested already... Further south id dog hot in the summer... Orlando/Maitland area is a like a business hub now with an urban feel... The Villages suits a lot of people who don't want the coastal element and prefer the Golf, Tennis, Pickle Bal and dining and shopping lifestyle.

I agree 100% with your assessment. What I would add is the growth we are seeing in Port St Lucie. PSL is the gateway to South Florida. The western part of town, especially the Tradition/Southern Grove area is growing in leaps and bounds. We were just mentioned as the 4th best place to retire. Sarasota, The Villages and Ocala were 1, 2 and 3.
We’re not just for retirement though. Schools and local employment are improving too.
In reference to housing prices, I live in the Orlando area and am looking to buy a house and find the east coast is actually cheaper than here. Not sure why, but looks like I will be moving east. Either way, housing prices are stupid in FL now.
Today was our 1st Super Car Saturday since March 2020 in Pembroke Pines Fl..
We had chilly morning for us, and it didn't stop no one from showing, and seeing old friends and meeting new friends at the show. Some new C8 showed, in the different color, just beautiful.
The cars were parked by category of there models, picture below was Corvette parking. A lot of cars braved the weather that brought estimate of over 500 cars which filled all the parking lots at the plaza.
